Selling your home? Do you know how to price it?

Are you thinking about selling your home in the Reno/Tahoe area? Did you know that homes priced too high or priced incorrectly often sell for LESS than homes that are priced correctly?

With all the changes in the housing market in recent years, many home owners have no idea what their home is worth or what it might sell for today. A seasoned, local real estate agent should be able to help set a fair price that will get your home sold. But keep in mind there are some Realtors that may try to tempt you with prospects of a higher sales price in order to get your business. Subsequently listing your home higher than competitive homes in the area which, as previously mentioned, can cause your home to sit on the market longer and possibly sell for less. This can be especially detrimental to the a seller that is having trouble making their payments and needs to sell as quickly as possible. A quick sale might save them from foreclosure.

So what is the best way to figure out how to price your home? Enlist the services of a licensed, local real estate appraiser. Residential real estates appraisers are experts in determining home values. Real estate appraisers don't work on commission and will not benefit from a high (or low) sales price. The real estate appraisers job is to provide an unbiased opinion of value. That's what they do every day.

There was an interesting article on the cover of the Washington Times this morning discussing this very topic. Here's the link: http://www.washingtontimes.com/news/2009/mar/27/cover-story-an-appraisal-the-best-way-to-set-price/
